A number you can explain
Every line shows quantity, unit, unit cost and total, grouped by CSI division: concrete and foundations, framing, roofing, windows and doors, drywall and finishes, plumbing, HVAC, electrical and sitework. When a homeowner asks what's driving the price, you can show them.
The estimate also lists assumptions and exclusions written for the job, such as which finishes were assumed where the plans don't say, or which items the owner is supplying. That gives you a clear list of what the number includes and what it doesn't.
Your markup stays yours
Overhead and profit, contingency, and bond and insurance are separate lines, not buried in unit costs. Set them to match how you run your business. The spreadsheet is editable, so you can plug in your own subs' numbers and supplier quotes.
When material prices keep moving
In the July 2026 NAHB/Wells Fargo Housing Market Index survey, builders reported a median 6.7% annual increase in material costs for the same house, and 9.1% for builders with five or fewer starts (NAHB Eye on Housing). Each Datum estimate is priced for 30 days from the date it's prepared and carries a confidence range on the total, so you can decide how much contingency to carry.

- A description of the scope, exclusions and anything owner-supplied
